Does Anyone in Austin Warranty a Roof Repair?

Call five Austin roofing companies about a leak and ask whether the repair is warrantied. You will get a lot of pauses. Some say no outright, some offer thirty days, and a few will tell you repairs are simply not warrantied in this business. That is not true, but it is close enough to true here that most homeowners accept it.

Austin Area Roofers writes a two-year workmanship warranty on every repair, which puts us in a small group locally. Before that reads as a sales pitch, it is worth explaining why most roofers say no, because their reasoning is mostly sound.

Why most Austin roofers will not warranty a repair

Three reasons, and only one of them is about cutting corners.

• They did not install the roof: A repair is a patch on somebody else's system. Rebuild a chimney flashing and water later shows up two feet away because a pipe boot failed, and the contractor is on the hook for a component they never touched. Warranting a repair means accepting partial responsibility for a roof you did not build.
• The roof is already failing: On a nineteen-year-old shingle roof with widespread granule loss, a repair is a deferral. The next leak is coming and it will not be at the spot they repaired. Our repair-or-replace framework covers where that line sits.
• Repairs are low-margin and high-risk: A $400 pipe boot carries the same liability exposure as a $30,000 replacement if it leads to interior water damage. Some companies would rather not sell repairs at all.

None of that is dishonest. What is dishonest is the fourth reason nobody says out loud: a contractor who cannot stand behind two hours of flashing work knows something about that work.

What Texas law already gives you

Here is the part most homeowners never hear.

Texas does not license roofing contractors. The Roofing Contractors Association of Texas states plainly that no state-issued roofing licence is required and that property owners must evaluate qualifications, insurance and reputation themselves. RCAT runs a useful voluntary programme, but nobody has to hold it.

What Texas does have is a common-law protection. In Melody Home Manufacturing Co. v. Barnes, the Texas Supreme Court recognised an implied warranty that repairs to existing property will be performed in a good and workmanlike manner, and held it cannot be waived or disclaimed. Good and workmanlike means work of the quality performed by someone with the knowledge, training or experience necessary for the trade.

A later decision, Gonzales v. Southwest Olshan Foundation Repair, added that the implied warranty still cannot be disclaimed but can be superseded when the agreement specifically describes the manner, performance or quality of the services.

So a clause saying "no warranty on repairs" does not erase your baseline protection, and a written express warranty is worth more than an implied one because you do not have to litigate the meaning of proficient work to enforce it.

What kinds of roofing warranty actually exist

• Manufacturer material warranty. Who backs it: Shingle or panel maker. Typical term: 25 years to lifetime, often prorated. What it covers: Manufacturing defects in the product only.
• Manufacturer system warranty. Who backs it: Maker, via certified installer. Typical term: 25 to 50 years, sometimes non-prorated. What it covers: Product plus specified components, if a certified crew installed it.
• Workmanship warranty on replacement. Who backs it: The roofing contractor. Typical term: Commonly 1 to 10 years in Austin. What it covers: Installation errors on the new roof.
• Workmanship warranty on repair. Who backs it: The roofing contractor. Typical term: Rarely offered; 30 days to 2 years. What it covers: The specific repair performed, not the rest of the roof.
• Implied warranty of good and workmanlike repair. Who backs it: Texas common law. Typical term: No fixed term; limitations periods apply. What it covers: The standard of the work itself, and it cannot be disclaimed.

The first two cover the product, not the labour. A manufacturer will not pay because someone reused a rusted flashing. That gap is what a workmanship warranty fills, and its presence or absence tells you how a contractor rates their own crew.

What a repair warranty should actually say

A warranty is only as good as its wording. Before signing, read for these:

• The scope, described specifically: "Repaired leak" is not a scope. "Removed and replaced two 3-inch lead pipe boots on the rear slope, reset surrounding shingles" is.
• The term, in writing, with a start date.
• What triggers a callback: Recurrence at the repaired location is the standard trigger.
• Who pays for the return visit: A service call fee makes the warranty thinner than it looks.
• What is excluded: Storm damage and new leaks elsewhere are reasonable exclusions. "Acts beyond our control" is not.
• Whether it transfers if you sell the house.
• Proof of insurance, since Texas does not require it.

If a contractor declines to warranty the repair, ask why. A specific answer about the condition of your roof is a good sign. A shrug is not.

Where we draw the line, and where we do not

Our two-year repair warranty is written before the truck leaves the driveway and covers the repair we performed. If the spot we fixed leaks again, we come back at no charge.

We do not warranty the rest of the roof, and we say so when a repair is not the right call. About thirty percent of our free inspections end with us telling a homeowner they do not need work at all, which is the same instinct pointed the other way.

Generally no. A repair warranty covers the location that was repaired. A leak at a different penetration is a separate issue and usually a separate charge.

Ask the question before you need the answer

The cheapest repair quote and the best one are rarely the same number, and the warranty is where the difference shows. Ask every contractor whether the repair is warrantied, for how long, and in writing.
