Where Austin Roofs Actually Leak: The Flashing & Valley Guide

In the large majority of Austin leak calls, the water is getting in at a flashing point: a chimney, a valley, a wall intersection, or a pipe penetration. Shingles shed water across an open field. Flashing does the harder job of sealing every place that field gets interrupted, and it is where roofs fail first.

This matters because it changes where you look and what you pay for. A leak traced to a field of 20-year-old shingles usually means a replacement conversation. Why flashing fails before the shingles around it

Asphalt shingles are designed to overlap and shed sheet water downhill, course over course. That system works as long as the roof plane is unbroken. The moment a chimney, wall, skylight, or vent pipe interrupts the plane, water stops sheeting in one direction and starts pooling, backing up, or driving sideways under wind pressure. Flashing exists to solve that specific problem: it is a separate layer of formed metal that redirects water around the interruption and back into the normal drainage path.

Two things make flashing the weak point rather than the shingles. First, it is metal and asphalt working together, and the two materials expand and contract at different rates through Austin's swing from 100-plus-degree August afternoons to the occasional hard freeze in January. That cycling works sealant and fasteners loose over years. Second, flashing is detail work. It has to be cut, bent, and fitted to the exact geometry of a specific roof, and a rushed or generic piece leaves a gap that a factory-cut shingle never would.

A cricket is the small ridge built into the roof directly behind a chimney, angled to split water around the chimney instead of letting it pool against the back face. Skip it, or build it undersized, and every rain event pools water against masonry that was never meant to hold water. Step flashing along the chimney sides has the same job on a smaller scale: individual L-shaped pieces woven into each shingle course, not one long strip nailed over the top.

Valleys

A valley is where two roof planes meet and funnel water from both sides into a single channel. It carries more volume per square foot than anywhere else on the roof, which means a small gap in valley metal turns into a real leak fast, especially during the heavy spring downpours Central Texas gets between March and June.

Wall-to-roof step flashing (and the kickout most crews skip)

Anywhere a sloped roof meets a vertical wall, such as a dormer or a second-story wall above a porch roof, code requires step flashing woven into the wall's water-resistive barrier. At the bottom of that run, a kickout flashing has to divert the water out and away from the wall face into the gutter. Miss the kickout and water runs straight down the siding into the wall cavity for years before it shows up as a stain, often nowhere near where the actual leak is.

Pipe boots and penetrations

The rubber gasket on a standard pipe boot is the single most common failure point on an Austin roof, full stop. Central Texas sun degrades that rubber in roughly eight to twelve years, well before the surrounding shingles are due for replacement. The shingles look fine because they are fine. The gasket around the plumbing vent pipe is not.

Skylight curbs and dead valleys

Skylight flashing kits are manufacturer-specific and have to be paired to the exact model. A dead valley, a low, flat pocket where two roof planes meet with nowhere to drain, is one of the hardest details on a roof to get right and one of the first places a generic flashing job fails.

Custom-built flashing versus a factory-stamped piece

Most flashing sold at a supply house is stamped to a generic angle and a generic width. That works fine on a simple gable roof with a small vent pipe. It does not work on the complex rooflines common across Austin, from steep Hill Country new builds to century-old Tarrytown bungalows with chimneys, dormers, and roof pitches that were never standardized to begin with.

What building code actually requires

The International Residential Code section R903.2 sets the baseline: flashing has to be installed at every wall-and-roof intersection, everywhere the roof changes slope or direction, and around every opening. Section R903.2.2 specifically requires a cricket or saddle on the uphill side of any chimney wider than 30 inches. These are minimums, not craftsmanship standards, which is part of why two roofs can both be "up to code" and still perform very differently over 15 years. Code guarantees a flashing detail exists. It does not guarantee it was custom-fitted rather than forced to work.

How to tell if your leak is a flashing problem

Before you call anyone, a few checks from the ground and the attic can point you in the right direction. Look at the ceiling stain location relative to chimneys, valleys, or second-story walls above a lower roofline; flashing leaks cluster near these features rather than appearing in the middle of an open shingle field. Check the attic on a dry day with a flashlight for staining or dark streaks on rafters near a chimney chase or valley line; water often travels several feet along wood before it drips through drywall, so the stain on your ceiling is rarely directly below the entry point. From the ground, look for daylight or visible gaps where a chimney meets the roofline, or rust streaking below a valley or pipe boot.
